Coffey was appointed to manage the refurbishment of the Cresta Shopping Centre – keeping the mall operational, and safe for tenants and patrons.

Situation

Cresta Shopping Centre is a large regional shopping centre. It was in dire need of a revamp to bring the internal finishes in line with the latest trends. This upgrade was not creating any additional leasable area, so our client required a cost effective solution – keeping disruption of tenants and patrons to a minimum so that tenant’s turnover and therefore the landlord’s rental income would not be affected.

Solution

All construction was undertaken after hours and strict planning and controls were implemented to create the impression of the ‘invisible contractor’.

Shopfronts were raised and simplified, ceilings stripped of all superfluous decoration, simplified glass balustrades installed and floor tiling and column cladding replaced. Toilets were reconstructed (in phases), fire compliance modernised to the latest standards and energy efficient lighting was installed.

Result

The result can be summed up in the response of a regular patron of the shopping centre.

“I don’t know how they did it but they made the mall wider and higher,” said the gentleman.

Constant communication between centre management, tenants and the project team ensured disruption was minimised and the project was successfully completed within the original overall budget.
