(13 December 2010) Christmas has come early for Coffey International Limited’s (”Coffey”) Adelaide based staff as they moved into their new people and environmentally friendly business environment, Worldpark today. Located on Richmond Road, Keswick, this is the first green business park in Adelaide. It was designed and project managed from concept to completion by Coffey people, for Coffey people, in partnership with Axiom Properties.

Worldpark is a 34,000sqm visionary business environment that is both people friendly – designed to encourage meeting, collaboration and a healthy working environment – and environmentally friendly – designed to be environmentally sustainable, conserving water and energy.

Anchor tenant Coffey is a leading global professional services consultancy and employs approximately 150 people in Adelaide. Traditionally the company uses its specialist knowledge to deliver extraordinary outcomes for its clients, and in the case of Worldpark both clients and Coffey people will benefit.

It was the concept of Dr. Glen Simpson, global leader for Coffey International Development. Glen said, “Coffey realised there was an opportunity for us to develop a purpose built business environment. I wondered what kind of building this could be. How could it embody what Coffey stood for? We started to put pen to paper and the concept of Worldpark was born.

“Worldpark will not only provide a work environment for critical, imaginative and creative thinking, but it will also provide support services and lifestyle that promote excellence in professional behaviour.”

The environmental credentials of Worldpark are significant. It has a 5 Star Green Star Office Design For rating from the Green Building Council of Australia. The building has comfortably exceeded the rating required to achieve this on the green energy scale. The building is also designed to achieve a 5 Star NABERS Energy rating. Coffey will be audited on an annual basis to ensure both ratings are maintained.

To ensure a healthy working environment for Coffey’s staff, Worldpark is designed to provide large floor areas and plenty of natural light. Passive chilled beam air conditioning will deliver fresh air at twice the rate recommended by Australian Standards. The air will also not be re-circulated, improving overall air quality and significantly reducing illness and increasing productivity.

As with all developments over the last few years there have been challenges but together with Axiom Properties we have met these head on and not only delivered the project but have also preserved the integrity of the key people and environmental concepts.

The most significant challenge was the global financial crisis. Says Glen, “There were times when we got together with our partners and wondered how we would weather the storm? We were fortunate to have Axiom working with us. The boards of both organisations had the tenacity and vision to complete the project because of their belief in the principles behind it”.

Another major achievement of the project teams was the incorporation of Coffey Information’s fully functioning laboratory into a 5 Star Green Star Office Design. With creative thinking and determination the end goal of locating all Coffey people in the one building was achieved.
